Building Permit requirement for Carport in Victoria

When Does Your Carport Need a Building Permit?

A Carport is  a Class 10a building, and you’ll need a Building Permit for your Carport if any of the following applies:

  • Size:  Larger than 10m² in total area

  • Height: Higher than 3.0m (or 2.4m within 1 meter of a boundary)

  • Attachment:  Connected or attached to another structure

If your Carport meets the exemption criteria — meaning it is under 10m² in size and within the standard height limits — a building permit is typically not required. However, planning permits or easement approvals may still be necessary depending on the specific conditions of your site, particularly if your property is affected by restrictions such as overlays.

Prime Drafting simplifies the process by providing detailed architectural plans and assistance with building permit approvals for our clients by providing:

1. Complete Property Documentation
We secure all required property documents for permit applications from Council and other relevant authorities.

2. Detailed Architectural Plans
We create comprehensive architectural plans that show the location of the proposed shed in relation to existing structures and property boundaries, along with dimensions, material specifications, and structural details. These plans ensure compliance with the Building Code of Australia (BCA) and meet all necessary requirements set by building surveyors.

3. Building Surveyor and Permit Services
We take care of all the necessary paperwork, appoint a Registered Building Surveyor and manage the submission of your permit application. We address any inquiries from the building surveyor regarding plans and permit applications. This ensures a seamless and hassle-free process for obtaining your shed permit so you can begin without delay.

4. Additional Approvals:
Depending on your project, additional approvals may be required, such as Town Planning from the local council or Over-Easement from the water authority. We handle these approvals, simplifying the process with ease.
